Southbank Medical Pavilion In Downtown Jacksonville Hits The Market

The Southbank Medical Pavilion—an office tower in Downtown Jacksonville anchored by One Call—is on the market.

A Feb. 12 news release announced the sale of the 7.9-acre property at 841 Prudential Drive, next to Baptist Medical Center’s Southbank campus. Pricing was not disclosed.

Transwestern Real Estate ServicesSteve Leathers, senior managing director, is handling the listing. He said opportunities of this scale—especially in an established medical district—don’t come along often. Leathers noted that in many cities, health systems typically control neighboring real estate through ownership, development restrictions, or long-term ground leases to preserve room for future expansion and care delivery.

The offering includes the 22-story, 493,000-square-foot tower (also known as Eight Forty One and the One Call building), a 1,024-space parking garage, and two development outparcels.

Atlanta-based ShareMD bought the property for $67 million in 2020, according to the Duval County Property Appraiser—the most recent recorded sale. ShareMD describes itself as an outpatient medical property investor, with a portfolio of 18 medical office buildings across California and Florida, focused on acquiring, managing, and optimizing outpatient medical facilities in high-growth markets.

Property records show the tower dates to 1955, originally built for Prudential Insurance Co. and later known as the Aetna Building. At the time, it was the tallest building in the Southeastern U.S.

Leathers said the opportunity is “less about the leased space” and more about the long-term strategic benefits and community impact tied to the location—particularly as Jacksonville grows and the over-65 population increases, driving demand for medical services.

One Call consolidated its Jacksonville operations at the building in 2018 and said then that the move would place about 1,500 employees there. The company did not immediately provide updated details on its current footprint or headcount in the tower.

Baptist Health also leases space in the building, and a spokesperson said the sale will not affect Baptist Health’s lease.
