Baptist Health Plans To Expand, Pays $40M For Ground Lease And Dev Site
Baptist Health South Florida is bolstering its presence in the region with two major real estate acquisitions totaling $40 million.
The moves reflect the nonprofit healthcare giant’s continued growth across Palm Beach and Broward counties.
In Boynton Beach, Baptist Health acquired the ground lease for a three-story medical office building at 9868 State Road 7 for $26 million. The property sits adjacent to Bethesda Hospital West, which is already part of the Baptist Health network. Originally developed by Boca Raton-based The Greenfield Group under a lease agreement with Bethesda Hospital in 2012, the building was completed in 2013—four years before Bethesda merged with Baptist Health.
This acquisition follows a major 2023 transaction where Baptist Health sold its former Boynton Beach medical office campus for $37.7 million. That 30.7-acre site is now slated for warehouse redevelopment.
Meanwhile, in Sunrise, Baptist Health closed on a $14.2 million deal for a 26.3-acre development site at 12401 West Oakland Park Boulevard. The site will become home to Baptist Health Sunrise Hospital—a planned seven-story, 100-bed facility with accompanying medical offices. The city of Sunrise sold the land after Baptist Health’s proposal beat out competing bids from public hospital systems Memorial Healthcare and Broward Health. The site plan was approved in 2024.
These latest acquisitions follow ongoing development efforts elsewhere in the region. Last year, Baptist Health partnered with Anchor Health Properties to build a 92-bed facility in South Miami, backed by a $58.4 million construction loan.
As South Florida’s largest hospital operator, Baptist Health continues to expand its network of 12 hospitals and more than 200 medical and office locations, reinforcing its role as a leading provider of healthcare in the tri-county area.
