Hospital, MOB Projects Reshaping Broward’s Health Care Footprint

Baptist Health and Broward Health are expanding their Broward County real estate footprints through a new hospital, medical office construction and neighborhood emergency facilities. Baptist Health’s Sunrise hospital represents an investment exceeding $500 million, while Broward Health has two medical office buildings scheduled for completion in 2027 that together will add approximately 315,000 square feet in Fort Lauderdale and Deerfield Beach. The projects illustrate how health systems are combining hospital capacity with outpatient locations to extend their reach.

Sunrise offers a particularly clear view of that expansion. Baptist Health’s new hospital, expected to open in 2029, will include 100 inpatient beds at full capacity, a 30-bed emergency department and four surgical suites. A 25,000-square-foot medical office building will provide space for additional medical services, linking physician offices with the hospital’s inpatient and surgical operations. The campus also allows for future expansion.

Broward Health has already established another point of access in the city. Its 16,000-square-foot freestanding emergency department at 9001 West Oakland Park Boulevard opened this summer. The facility operates around the clock and includes 15 private exam rooms, resuscitation rooms and diagnostic imaging. Patients needing hospitalization or additional specialized care can be transferred into Broward Health’s hospital network.

Elsewhere in the county, Broward Health’s construction pipeline places substantial emphasis on outpatient specialty care.

At Broward Health North, located at 201 East Sample Road in Deerfield Beach, a six-story medical office building will contain 127,033 square feet. The facility is planned with 75 exam rooms and infrastructure that can accommodate an eventual increase to 123. Services will include cardiovascular, neuroscience and orthopedic care, along with other specialty clinics and affiliated physician practices.

In Fort Lauderdale, an eight-story medical office building across from Broward Health Medical Center will add approximately 188,000 square feet. Plans call for 129 exam rooms, with capacity to expand to 237, and a separate seven-level parking garage providing nearly 700 spaces. Both this project and the Broward Health North building involve Remedy Medical Properties and general contractor DPR Construction.

From a medical real estate perspective, these projects suggest that health system growth is taking several forms at once: new hospital campuses, larger concentrations of physician offices and smaller emergency facilities within residential communities. Their combination of outpatient space, parking infrastructure and room for expansion shows how real estate planning supports both immediate service delivery and longer-term growth.
