Miami’s Design District Development Lands Sizable Medical Practice
Atria Health and Research Institute has preleased approximately 55,000 square feet at Sweetbird North, an eight-story office and retail development at 95 NE 40th Street in Miami’s Design District. Miami Design District Associates and Raycliff Capital are developing the project, which will bring approximately 120,000 square feet of commercial space to the neighborhood.
The New York-based concierge medical practice, which focuses on preventive and precision medicine, will occupy the third through fifth floors. Its space will include a dedicated ground-floor entrance. With more than 92,000 square feet of office space planned for the building, Atria’s commitment represents roughly 60% of that component.
That concentration gives the development a substantial healthcare presence before completion. From a leasing perspective, securing a single occupant for more than half the office inventory also reduces the amount of space the developers must fill during construction.
The project celebrated its official groundbreaking September 30. Designed by Snøhetta, the building combines offices with approximately 22,500 square feet of retail. Completion is anticipated in 2028.
