Woodside Health Buys 2 Orlando MOBs
Woodside Health has added to its growing portfolio with the acquisition of two fully leased medical office buildings in Greater Orlando: Town Loop Medical Center and Parkway Medical Office Plaza (pictured above). Together, the outpatient facilities offer nearly 50,000 square feet of medical office space.
According to Yardi Research Data, a private investor previously owned both properties, purchasing them in separate transactions in 2016 and 2018 for a combined $12.5 million.
Town Loop Medical Center, built in 1997, is located at 14050 Town Loop Blvd. in Orlando, just off Highway 417 and roughly 20 miles from downtown. The 25,800-square-foot, two-story facility features 145 parking spaces and a passenger elevator. Current tenants include DaVita Kidney Care, Quest Diagnostics, and HCA Florida Physicians.
Parkway Medical Office Plaza, located less than two miles away at 3280 Greenwald Way N. in Kissimmee, was completed in 2007. The 22,500-square-foot, two-story building offers more than 60 parking spaces and is home to tenants such as Kendrick Orthodontics and CenterWell Home Health.
The surrounding area is a growing healthcare hub, with nearby providers including AdventHealth Centra Care Hunter’s Creek, HCA Florida Osceola Hospital and Medical Pavilion, and AdventHealth Kissimmee.
While medical office building (MOB) investment dropped 42% quarter-over-quarter to $1.6 billion in Q1 of this year, CBRE reports that annual sales are still up 5% year-over-year. Among notable transactions in the Orlando area this year was AdventHealth’s $60 million acquisition of the 160,000-square-foot Upshot Medical Center at Mills Park.
Woodside Health’s latest acquisitions reflect ongoing investor interest in well-located, fully leased medical office assets—even amid broader market fluctuations.
