Tennessee Investor Pays $13 Million For Fort Myers Medical Office
Montecito Medical Real Estate, a Nashville-based firm focused on healthcare properties, has expanded its Florida portfolio with the purchase of a fully leased medical office building in Fort Myers’ Hope Preserve.
The 27,267-square-foot property, located at 14551 Hope Center Loop, traded hands for $13.12 million, according to LSI Cos., which represented the transaction.
Hope Preserve, a growing medical district positioned near Gulf Coast Hospital, continues to attract strong investor interest. LSI CEO Justin Thibaut noted that only two development pads remain available in the project, alongside another medical facility currently under construction. He described the sale as further evidence of sustained demand for stable medical real estate in a region shaped by rapid population growth and rising healthcare needs.
Founded in 2006, Montecito is a privately held firm that targets medical office assets ranging from $4 million to $150 million. Its national footprint includes properties across 21 states, such as The Eye Institute of West Florida in Largo. LSI’s Justin Thibaut and Christi Pritchett handled the Fort Myers deal.
