Holy Cross Hospital is moving forward with a significant expansion in Fort Lauderdale after acquiring a prime 2.07-acre property at 200 East Sunrise Boulevard for $13 million.

The site, which sits along one of the city’s busiest and most visible corridors, was previously a car dealership and is now occupied by the Christmas Palace, which is set to relocate in early 2026.

Holy Cross plans to clear the existing building and construct a new two-story facility totaling nearly 42,000 square feet. The development will feature a free-standing emergency department equipped with diagnostic imaging—including x-ray, ultrasound, and CT scanning—along with laboratory services and an outpatient clinic. The hospital’s goal is to broaden access to care in a part of Fort Lauderdale experiencing rapid population growth.

According to Steve Hyatt of Berger Commercial Realty, who oversaw the transaction, the surrounding neighborhoods—Flagler Village, Progresso Village, Central City, and Sistrunk—have undergone some of the fastest urban growth in the country. Downtown Fort Lauderdale’s population has climbed more than 35% in the past four years, while Flagler Village has more than doubled its residential base over the last decade. Hyatt noted that this explosive growth and ongoing development make the area an ideal location for Holy Cross to expand its reach with a modern, community-focused medical facility.

The sale also underscores continued demand for well-located urban sites suitable for redevelopment and essential community infrastructure—an investment trend that remains strong throughout South Florida.
