JLL has been selected to lease Nona Medical Center, a new, 45,000-square-foot facility located within the 23-acre mixed-use development East Park Village in Orlando.

Now under construction, Nona Medical Center will be situated at 10735 Moss Park Rd, less than 1 mile east of AdventHealth’s 67.28-acre new mixed-use campus. in Orlando’s highly desirable Lake Nona neighborhood that sits within close proximity to Lake Nona Medical City, a premier location for medical care, research and education.

The JLL brokerage team of Lucia Hedke and Micah Strader will spearhead leasing efforts on behalf of the building’s ownership group, Onicx Group. Known as the chosen partner of healthcare systems and physician groups throughout the state of Florida, Onicx Group is an established multi-asset real estate developer with focus in healthcare, multi-family, industrial, and mixed-use commercial real estate.

“Florida continues to see demand for healthcare related services as the state benefits from steady, organic population growth, domestic migration, and a strong labor pool including nursing professionals that will continue to attract and expand new medical users,” said JLL’s Florida Healthcare Lead Lucia Hedke.“Thanks to its strategic location and additional amenity base close by with East Park Village, Nona Medical Center will be the ideal choice for  local healthcare groups looking to expand their footprint in the region or new to market companies making their entrance into Florida.”

Nona Medical Center will bring 45,000 square feet of medical office space across three floors to East Park Village, a 23-acre mixed-use project, with 18 developable acres located in the fourth fastest growing community in Florida. The project will consist of a 264-unit multi-family development, a 12,540-square-feet retail center, and a 150-key Wyndham hotel. Tenants at Nona Medical Center will enjoy 14’8’’ ceiling heights, two electric gearless traction elevators, and 215 dedicated parking spaces. Ample tenant improvement allowances and signage opportunities are also available.

“Lake Nona has quickly become the state’s leading health innovation hub,” said JLL’s Micah Strader. “The delivery of Nona Medical Center will be a testament to the area’s commitment to creating a centralized focus of sophisticated medical treatment and that will foster related research and education.”

Nona Medical Center is strategically located at the exit ramp of the 417 and Moss Park Road, ensuring high visibility and exposure, and only three miles from Lake Nona Medical City, a landmark 650-acre health and life sciences park known as the signature location for medical care, research, and education. The medical center is anchored by University of Central Florida (UCF) Health Sciences Campus, Sanford Burnham Prebys Medical, Discovery Institute, VA Medical Center, Nemours Children’s Hospital, University of Florida Academic & Research Center, MD Anderson Orlando Cancer Research Institute, Johnson & Johnson, UCF’s Lake Nona Hospital, and the soon to break ground UCF College of Nursing.

According to a recent report by JLL, the Orlando medical office market is highly regarded, with 217 buildings and over 10.4 million square feet of space where Class A buildings account for more than 30 percent of the inventory. The city is well-positioned to attract tenants in the market relative to other markets due to its amenity base and centric location across Central Florida.

Altamonte Springs-based nonprofit health system AdventHealth bought 5.87 acres for $4.5 million on July 26, according to Orange County records. The trio of properties was previously owned by both the estate of the late Virgil Bocker and Wisconsin Rapids, Wisconsin-based Midwest Enterprises and Development LLC.

The three parcels are:

  • 2928 W Kelly Park Road: Includes 4.8 acres and has two single-family homes on the site, according to the Orange County Property Appraiser.
  • 2902 W Kelly Park Road: The 0.5-acre site has one manufactured home.
  • 2896 W Kelly Park Road: The 0.57-acre site is vacant.

The properties are located to the north of its AdventHealth Apopka hospital, which is roughly a 10-mile drive away.

AdventHealth has sold at least two skilled nursing facilities it owns in Orange County for nearly $37 million to a new-to-market company.

The Altamonte Springs-based health system sold properties at 730 Courtland St. in Orlando and 305 E. Oak St. in Apopka. Entities that bought the properties appear to be linked to Lakewood, New Jersey-based Imperial Healthcare Group LLC.

  • 730 Courtland St. in Orlando: The 4.9-acre property includes 120 beds and traded hands for $19.25 million. The 52,651-square-foot building was built in 2000, per county records.
  • 305 E. Oak St .in Apopka: The 6.54-acre property includes 120 beds and traded hands for $17.73 million. The 53,510-square-foot building was built in 1992.

A new state-of-the-art facility opened its doors on Monday, offering new options for specialty care to Seminole County residents.

The new AdventHealth Lake Mary Health Park is a three-story, 58,000-square-foot facility that offers a wide range of specialty practices, including gastroenterology, electrophysiology, lab services, diagnostic medical imaging, sports medicine and rehab, urology/UroGYN, breast surgery, general surgery and outpatient surgery.

“AdventHealth is a comprehensive and connected health care network dedicated to caring for our communities, which is why we are thrilled to expand and better serve Lake Mary and Seminole County residents,” said Jeff Villanueva, CEO for AdventHealth Altamonte Springs. “This innovative facility further establishes our commitment to provide convenient whole-person care close to home.”

The outpatient surgery center is set to open in late 2024 and will be located on the third floor, where patients will have access to screenings, biopsies and surgical intervention.

“We’re excited about the opening of the AdventHealth Lake Mary Health Park providing convenient specialty care and meeting the needs of this developing community,” said Joel George, executive director of retail services at AdventHealth. “With an emphasis on providing concierge-level service and a consumer-centric experience, our new health park is built for the modern world, making access to health care easy and friendly.”

The health park is located right next to the AdventHealth Lake Mary ER on Rinehart Road.

Even before patients walk through the door of this new facility, they will be able to schedule appointments, complete registration and talk to their providers online.

Patients will be greeted by an engagement specialist that will offer a personalized experience that is tailored to their needs.

AdventHealth opened its first health park, in Osceola County, in August 2020.

Since then, two other parks have opened in Clermont and Port Orange.

AdventHealth plans to build a new health and wellness campus in southeast Orlando’s Lake Nona community with a 120-bed hospital that may cost north of an estimated $75 million.

The Altamonte Springs-based nonprofit health system — with $6.5 billion in Central Florida revenue — filed plans with the city of Orlando to build a 250,000-square-foot hospital, a 50,000-square-foot medical office building and a parking garage.

Doug Harcombe, CEO of AdventHealth’s south market, which includes Osceola and Orange counties, told Orlando Business Journal construction should start on the new hospital this summer and be finished in late 2025. The general contractor for the project hasn’t been chosen yet.

“Lake Nona is a unique, innovative and rapidly growing community,” Harcombe said. “We plan to expand our care network and better serve the residents and visitors alike.”

A hospital of that size may cost about $70 million to build, while a medical office building that size could cost about $5 million, according to industry standards.

AdventHealth would build the project on a 67.8-acre site it owns east of Narcoossee Road and north of State Road 417 at 10999 Narcoossee Road. That property is across the road from its existing 19,000-square-foot AdventHealth Lake Nona ER at 10080 Lake Nona Blvd., which it opened in 2020. The number of employees for the new campus has yet to be determined.
