AdventHealth broke ground last week on AdventHealth Minneola, an 80-bed hospital that will bring inpatient care to the growing population of south Lake County. Leaders and community members came together to mark the start of construction.

The four-story hospital will be located on Hancock Road at Florida’s Turnpike, off the Minneola interchange.

The facility will be approximately 204,000 square feet and includes an emergency department; full-service imaging; five operating suites; endoscopy services; outpatient laboratory; heart catheterization labs; 40 critical care patient rooms and 40 general medical or surgical rooms. These new services will meet a significant need in south Lake County which has seen a shortage of physicians in nearly every specialty.

As part of AdventHealth’s $271 million investment in the community’s health care infrastructure, AdventHealth Minneola will serve as a beacon of hope and healing. A recent study by Sg2, a health care consulting agency, estimates the population of Minneola will increase by 13% in the next five years, making the provision of high-quality acute care services critical.

The Agency for Healthcare Administration (ACHA) reports that over 45% of residents of this community leave the county to receive inpatient services.

“In many cases, we know that the best medical care is care that is close to home,” said Dr. Nicholas McAlister, director of emergency medicine at AdventHealth Clermont and Winter Garden. “For many residents of this community, that care hasn’t been available, which leads them to leave the area if they need hospital services. This facility will allow more of those people to receive world-class care closer to home.”

The Minneola campus joins AdventHealth’s growing network of inpatient and outpatient services in the South Lake and West Orange communities. The hospital will be located in a new and up-and-coming development, as well as within walking distance of shopping, entertainment, housing, and green space.

AdventHealth Minneola hospital will not only offer residents a health care provider to proud of, but also bring good high-paying health care jobs to our community.”

Upon completion, the hospital will bring 500 jobs to the community.

The architect is ESa and the general contractor is Brasfield & Gorrie. AdventHealth Minneola is scheduled to open in late 2025.

AdventHealth has filed plans with Osceola County to build a new medical campus in Poinciana across from Liberty High School.

The healthcare company applied for rezoning for four parcels on Pleasant Hill Road currently occupied by the Johnston Springs RV Park and Campground. The assemblage spans nearly 57 acres, but the proposed Planned Development would only cover 8.6 acres, according to the application.

The campus would be developed in two phases and would mirror the development program established by the company’s other HealthPark projects, like the ones in Clermont and at U.S. 192 at Partin Settlement Road.

The proposal calls for a 17,585-square-foot Free Standing Emergency Department in the phase 1, followed by a 4-story, 48,000-square-foot medical/dental office building in phase 2. The application The PD would also allow an outpatient surgery center, a helipad, rehabilitation center and complementary commercial uses, such as daycare, pharmacy or eyeglass provider.

The application also notes that there would be a 10-foot-wide vegetative buffer between any medical use and existing RV sites.

Rendering of Building For Cardiology Physicians Group and North Florida Surgeons specialty group In Daytona Beach 760x320

AdventHealth hit a major step on construction for a new medical building in Daytona Beach.

The Altamonte Springs-based nonprofit health system recently topped off the $45.7 million, 60,000-square-foot medical office building and ambulatory surgery center. Located near AdventHealth Daytona Beach, the three-floor building started construction in February and is a joint venture with Atlanta-based Meadows & Ohly.

The building will contain four operating rooms and two catheterization labs, and will be the medical office home to the Cardiology Physicians Group and North Florida Surgeons specialty group.

It is slated to open in January 2024.

The project is a joint venture between AdventHealth and health care real estate services firm Meadows & Ohly. The architect on the project is Hunton Brady, and the general contractor is Brasfield & Gorrie.

JLL has been selected to lease Nona Medical Center, a new, 45,000-square-foot facility located within the 23-acre mixed-use development East Park Village in Orlando.

Now under construction, Nona Medical Center will be situated at 10735 Moss Park Rd, less than 1 mile east of AdventHealth’s 67.28-acre new mixed-use campus. in Orlando’s highly desirable Lake Nona neighborhood that sits within close proximity to Lake Nona Medical City, a premier location for medical care, research and education.

The JLL brokerage team of Lucia Hedke and Micah Strader will spearhead leasing efforts on behalf of the building’s ownership group, Onicx Group. Known as the chosen partner of healthcare systems and physician groups throughout the state of Florida, Onicx Group is an established multi-asset real estate developer with focus in healthcare, multi-family, industrial, and mixed-use commercial real estate.

Nona Medical Center will bring 45,000 square feet of medical office space across three floors to East Park Village, a 23-acre mixed-use project, with 18 developable acres located in the fourth fastest growing community in Florida. The project will consist of a 264-unit multi-family development, a 12,540-square-feet retail center, and a 150-key Wyndham hotel. Tenants at Nona Medical Center will enjoy 14’8’’ ceiling heights, two electric gearless traction elevators, and 215 dedicated parking spaces. Ample tenant improvement allowances and signage opportunities are also available.

“Lake Nona has quickly become the state’s leading health innovation hub,” said JLL’s Micah Strader. “The delivery of Nona Medical Center will be a testament to the area’s commitment to creating a centralized focus of sophisticated medical treatment and that will foster related research and education.”

Nona Medical Center is strategically located at the exit ramp of the 417 and Moss Park Road, ensuring high visibility and exposure, and only three miles from Lake Nona Medical City, a landmark 650-acre health and life sciences park known as the signature location for medical care, research, and education. The medical center is anchored by University of Central Florida (UCF) Health Sciences Campus, Sanford Burnham Prebys Medical, Discovery Institute, VA Medical Center, Nemours Children’s Hospital, University of Florida Academic & Research Center, MD Anderson Orlando Cancer Research Institute, Johnson & Johnson, UCF’s Lake Nona Hospital, and the soon to break ground UCF College of Nursing.

According to a recent report by JLL, the Orlando medical office market is highly regarded, with 217 buildings and over 10.4 million square feet of space where Class A buildings account for more than 30 percent of the inventory. The city is well-positioned to attract tenants in the market relative to other markets due to its amenity base and centric location across Central Florida.

Altamonte Springs-based nonprofit health system AdventHealth bought 5.87 acres for $4.5 million on July 26, according to Orange County records. The trio of properties was previously owned by both the estate of the late Virgil Bocker and Wisconsin Rapids, Wisconsin-based Midwest Enterprises and Development LLC.

The three parcels are:

  • 2928 W Kelly Park Road: Includes 4.8 acres and has two single-family homes on the site, according to the Orange County Property Appraiser.
  • 2902 W Kelly Park Road: The 0.5-acre site has one manufactured home.
  • 2896 W Kelly Park Road: The 0.57-acre site is vacant.

The properties are located to the north of its AdventHealth Apopka hospital, which is roughly a 10-mile drive away.
