A developer is seeking approval to build a state-of-the-art assisted living facility in Davie, complete with on-site medical staff and specialized memory care services.
The project, proposed by 5000 Davie LLC, will be reviewed by the town’s Planning & Zoning Board on March 11. The 3.81-acre site, located at 5000 and 4890 Davie Road—just south of Griffin Road—has been vacant since its purchase for $1.8 million in 2020.
The developer aims to rezone the land from commercial and agricultural use to a community facility designation. The proposed three-story building would span 115,238 square feet and accommodate 164 assisted living beds. Residents would have access to private and semi-private rooms ranging from 319 to 588 square feet. Plans also include 78 parking spaces and a dedicated memory care wing for seniors with cognitive impairments.
The facility is designed to provide a comfortable and engaging environment, offering amenities such as an aqua therapy pool, a dining hall, a social lounge, a salon, and outdoor terraces.
Despite its potential benefits, the project has sparked concerns among some local developers. Three opponents have voiced objections, with two raising traffic-related issues and another expressing discomfort with living near a memory care facility. In response, project architect Manny Synalovski assured that residents would have long-term stays rather than frequent turnovers and that a barrier wall would separate the facility from adjacent homes.
A traffic study estimates that the development would generate approximately 429 vehicle trips per day.
If the rezoning request is approved, the proposal will require two rounds of voting by the Town Council before construction can move forward.
With South Florida’s senior population on the rise, the demand for assisted living communities continues to grow, making this project a potential asset to the region.
