Mount Sinai Medical Center acquired an auto dealership site in the Westchester neighborhood of western Miami-Dade County for $32 million.

The property last traded for $5.65 million in 2012.

Magic 8th LLC sold the 5.6-acre site at 8250 and 8200 SW Eighth St. to the nonprofit hospital based in Miami Beach. It currently has a 25,046-square-foot auto dealership that was built in 1974.

The city is reviewing a permit application for Houston-based Nutex Health to build and open an ER and micro-hospital facility at northeast Beach and Kernan Boulevards at a project cost of almost $21 million.

Hoar Construction LLC of Birmingham, Alabama, is the contractor for the eight-bed, 28,303-square-foot hospital on 7.85 acres at 12645 Beach Blvd. Gresham Smith of Tampa is the architect.

Plans show eight emergency department exam rooms, eight inpatient beds and an imaging department with MRI, CT scan and X-ray services.

The owner’s name is listed as BBKR Development Partners LLC, based in Atlanta. BBKR bought the 8.42-acre site in August 2022 from Tamaya Loan Acquisition LLC for $4.85 million.

Houston-based Nutex Health Inc. announced in June 2022 that it planned to build and open the facility.

The permit calls it a specialty hospital, which Nutex Health says offers individualized medical care around the clock.

The health care company says that in addition to ER services, specialty hospitals can observe patients overnight or admit them for an extended stay. It says its facilities offer medical treatment, including drug and alcohol detox services and behavioral services.

Meliora Healthcare, a new medical practice launched by three area physicians, has opened in Commons Professional Park at 708 Goodlette-Frank Road N in southern Naples.

The practice has executed a lease for the entire 14,139-square-foot second floor in one of the park’s two buildings.

Executive Managing Director of Colliers Brandon Stoneburner facilitated the lease transaction.

Ownership engaged Colliers in September 2021 to represent leasing. At that time, one of the buildings was fully leased to one tenant that had moved out of the space.

“This transaction is indicative of the trend for additional medical services needed within Southwest Florida to accommodate our growing population,” Stoneburner said. “Connecting this exceptional new medical practice with a newly refreshed space from which to serve the community was a win for all involved.”

Umatilla Senior Housing 760x320

An Ocoee developer who withdrew plans for a new apartment complex in Umatilla earlier this year has redesigned the project at the corner of Fletcher Road and E Collins Street as a senior housing facility.

Fletcher Grove Development LLC, led by luxury homebuilder Agustin Sierra, has applied for a small scale amendment to the Umatilla comprehensive plan and rezoning the 9.7-acre site from Commercial Tourist (CT) and Residential Professional (RP) to Public Facilities District (PFD).

The ordinances received their first readings at the Umatilla City Council meeting on Aug. 15 and are scheduled for a public hearing on Sept. 5.

Fletcher Grove Development purchased the vacant property from John and Barbara Ambach in 2021 for $285,000. The heavily wooded property is next door to the Lake County Health Department and abuts a large mobile home park on two sides and one single-family home on Fletcher.

The new site plan identifies a two-story building with multiple wings for a total of 121 units (156 beds) with common areas (dining room, theater, library, etc.) and recreational amenities which include outdoor court yards with water features. The facility would offer 32 independent living units, 65 assisted living beds and 24 memory care beds. The maximum height would be 35 feet.

Lake County has been a magnet for new assisted living facilities due to its large retiree population and proximity to The Villages.
