JLL has been selected to lease Nona Medical Center, a new, 45,000-square-foot facility located within the 23-acre mixed-use development East Park Village in Orlando.

Now under construction, Nona Medical Center will be situated at 10735 Moss Park Rd, less than 1 mile east of AdventHealth’s 67.28-acre new mixed-use campus. in Orlando’s highly desirable Lake Nona neighborhood that sits within close proximity to Lake Nona Medical City, a premier location for medical care, research and education.

The JLL brokerage team of Lucia Hedke and Micah Strader will spearhead leasing efforts on behalf of the building’s ownership group, Onicx Group. Known as the chosen partner of healthcare systems and physician groups throughout the state of Florida, Onicx Group is an established multi-asset real estate developer with focus in healthcare, multi-family, industrial, and mixed-use commercial real estate.

Nona Medical Center will bring 45,000 square feet of medical office space across three floors to East Park Village, a 23-acre mixed-use project, with 18 developable acres located in the fourth fastest growing community in Florida. The project will consist of a 264-unit multi-family development, a 12,540-square-feet retail center, and a 150-key Wyndham hotel. Tenants at Nona Medical Center will enjoy 14’8’’ ceiling heights, two electric gearless traction elevators, and 215 dedicated parking spaces. Ample tenant improvement allowances and signage opportunities are also available.

Cushman & Wakefield and Flagler Healthcare Investments have been awarded the 500,000-square-foot medical office leasing assignment for Highland Park Miami, a $1 billion planned mixed-use and transit-oriented development project totaling 7 acres in Miami.

Ryan Holtzman, Andrew Trench, and Michael Feldman of Cushman & Wakefield and Chris Coots of Flagler Healthcare Investments will collaborate to oversee medical office leasing efforts on behalf of the developer, which is a partnership between Black Salmon and The Allen Morris Company. The teams will handle leasing for the entire medical office portion of Highland Park Miami which includes two buildings.

Highland Park Miami will feature six buildings located at 800 NW 14th St. that will be developed over various phases with Arquitectonica planning the design of the entire project. Included will be 1,000 multifamily units designed by Oppenheim Architecture, offering modern living spaces and top-notch amenities for its residents. The project will also have 500,000 square feet of dedicated medical office, retail and restaurants, green space, and a hotel with 150 rooms.

Miami-Dade has agreed to a $6.2 million sale of county land to the University of Miami, which plans to build a multi-million-dollar medical education center on the site. The university confirmed the planned purchase Friday.

The university wants to launch “Project Ignite” on the site, creating “a nucleus for the core of the Miami Health District,” a report states, “creating a true campus downtown by bridging education, research, and innovation.”

In the report to Carlos Migoya, CEO of the Public Health Trust, the university’s Robert Warren, interim vice president of UHealth facilities, operations and planning, said Project Ignite would “enable the University of Miami Miller School of Medicine to consolidate its teaching locations from 17 facilities into one facility and promote development of a first class medical care training site for the doctors of the future.”

Three resolutions involving the university were submitted by Keon Hardemon and approved last week by the county commission, but Project Ignite was the frosting on the cake.

“The addition of a state-of-the-art Project Ignite facility to support its contemporary NextGenMD curriculum will allow the [medical school] to continue to attract and retain world class students and faculty,” the report from Mr. Warren said.

The proposal to the county noted that “Miami-Dade County has the largest concentration of medical facilities in Florida.

“The largest institution is Jackson Memorial Medical Center, the second largest public hospital in the nation, which shares many teaching, treatment and research capacities with the University of Miami,” and private hospitals including Mount Sinai, the Baptist Health System and Nicklaus Children’s Hospital, the report said.

The new medical campus would be along Northwest 14th Street, bounded by university-owned land on the east, Northwest 14th Street on the south, Miami-Dade County owned-land on the west (which the university wants to buy), and university-owned property on the north.

The estimated cost of the project “has not been finalized,” the report states, “but is anticipated to be in the hundreds of millions of dollars. The project is anticipated to be funded through philanthropy and debt financing.”

Construction is expected to begin “mid to late-2024,” the report says, “and be completed late-2027.” Sale of the county-owned land, which was subsequently approved by the commission, is “critical to the success of the project,” the report said.

Project Ignite, the report said, is projected to have a “transformational impact for the university and the surrounding community.

“It will enhance the provision of preeminent health education services and the longstanding academic medical center partnership between the university and Jackson Health System, which in tum will benefit Miami-Dade County and the community at large,” the report said.

Project Ignite’s location would consist of 36,410 square feet of property (.836 acres).

The two other resolutions having to do with the university that the commission passed last week would terminate a lease of property at 1800 NW 10th Ave. and 1121 NW 14th St. (which includes the Project Ignite site the university wants to purchase); and demolish two outdated buildings on the Jackson Memorial Medical Center campus, where the county’s Public Health Trust intends to construct a new emergency department.

The structures to be demolished are the Highland Park Pavilion, 1660 NW Seventh Court, and the Ambulatory Care Center East at 1611 NW 12th Ave.
The Public Health Trust, an agency of the county, operates the Jackson Health System, including the Jackson Memorial Medical Center campus and facilities that provide health care services.

Thrive Senior Living will operate the senior living component of the 12|12 Aventura mixed-use project.

Atlanta-based Thrive Senior Living said the International at Aventura, located within the mixed-use project at 21290 Biscayne Blvd., will feature 160 suites for independent living, assisted living and memory care. Many of the units will have balconies. Amenities will include a pool, a movie theater, an art studio, a massage room, an athletic garden and a bar and bistro.

The facility should open in early 2024.

After years of construction and planning, Baptist Health Care will open its new campus in Pensacola this weekend.

The new hospital and healthcare center has been in the works for years. The formal announcement of the project to the public came on June 26, 2019, from Baptist Health Care President and CEO Mark Faulkner who announced the news in a press conference touting a “brand new, state of the art hospital and health care campus for generations to come.”

The target date given for the opening of the new hospital was the summer of 2023. Last weekend, they madethat deadline with minutes to spare.

Once the new emergency department is established, inpatients from the E Street location will start to be moved to the new hospital.

Baptist will have 16 ambulances split into two convoys dedicated to the move, and the Escambia County Sherriff’s Department will escort them along the planned move routes. The plans are for the move to be complete by early Saturday evening.

Patients will be seeing a modern, state-of-the-art, 600,000-square-foot facility. That compares to 400,000 square feet at the E Street campus.

“Everything about this is bigger,” said John Porter, vice president of construction services at Baptist Health Care. “Some of that is driven by code. Every time construction codes update they add more square footage. They require corridors to be wider, O.R.s to be larger, the list goes on. But a lot of the space increase was deliberate design on our part to be sure that we have the circulation space so that our clinical staff and family and patient can have the space they need to provide the care that they need.”
