Broward County’s medical real estate pipeline includes three outpatient projects taking shape in Fort Lauderdale, Deerfield Beach and Pembroke Pines.

Broward Health is developing two medical office buildings totaling approximately 302,000 square feet, while Baptist Health South Florida is building a medical center that combines outpatient specialties with emergency care. All three are expected to be completed or open in 2027.

Across from Broward Health Medical Center in Fort Lauderdale, an eight-story, approximately 188,000-square-foot medical office building is under construction. Plans include 129 exam rooms, with room to expand to 237, and space for cardiovascular services, pulmonology, primary care, gastroenterology, neuroscience and women’s services. An accompanying parking garage will provide nearly 700 spaces. Broward Health marked a construction milestone at the site in June.

At Broward Health North in Deerfield Beach, a six-story, 114,000-square-foot medical office building is planned for cardiovascular care, neuroscience and orthopedics. Its initial design includes 75 exam rooms, with capacity for 123. Remedy Medical Properties is working with Broward Health on both developments, which are scheduled for completion in 2027.

Baptist Health is taking a different approach in Pembroke Pines. Its three-story, 60,865-square-foot medical center at 1400 SW 145th Avenue will place primary care, heart and vascular care, brain and spine care, and emergency services at one location. The facility is expected to open in early 2027.

Together, the projects show how health systems are using medical space to connect outpatient specialties with their broader care networks. Broward Health’s buildings add capacity alongside existing hospital campuses; Baptist’s Pembroke Pines center brings several services into a single neighborhood location. For medical real estate owners and occupiers, the projects also put practical design needs in focus: flexible clinical layouts, room for future exam capacity and convenient patient access.
