$35M Workforce Housing Project Rises In Miami’s Health District
Miami-based developer DFRE has started construction on The Triangle, a $35 million workforce housing development at 1750 NW 15th Street Road in Miami’s Health District.
The eight-story, 121,636-square-foot project will include 112 studio apartments, placing new housing within walking distance of Jackson Memorial Hospital and the University of Miami Health System, two major anchors of one of South Florida’s largest concentrations of healthcare employment.
The Health District supports more than 46,000 jobs across healthcare, institutional and other sectors, creating significant demand for housing close to major employers. The Triangle is intended to address part of that need by offering residences targeted to Miami’s workforce.
All 112 apartments will be approximately 450 square feet and income-restricted to households earning up to 120% of area median income. The project is being developed under Florida’s Live Local Act, which was created to encourage affordable and workforce housing development throughout the state.
The development will also include private balconies, in-unit laundry, a fitness center and a fifth-floor pool terrace. Plans call for 74 parking spaces.
DFRE acquired the approximately 0.7-acre triangular property for $1.7 million in 2019. ODP Architecture & Design designed the project, and Miller Construction Co. is serving as general contractor.
For Miami’s Health District, the development illustrates the broader real estate impact created by large healthcare employment centers. As hospitals, health systems and affiliated medical uses continue to concentrate workers in the district, demand for nearby housing, retail and other supporting uses is also reshaping surrounding neighborhoods.
The Triangle is expected to top out in mid-2027, with completion targeted for early 2028.
