Adaptive Reuse Project Brings Specialty Recovery Hospital to Orlando
A long-vacant psychiatric hospital in Orlando has been transformed into a modern inpatient recovery facility, turning an underused property into a healthcare asset serving a growing community need.
Select Specialty Hospital now operates from the 72,000-square-foot building at 7450 Sand Lake Commons Blvd. The property, originally built in the 1980s, was largely vacant by 2021 when Holladay Properties began evaluating ways to restore and reposition it. Early plans called for speculative medical office space, but the project changed course after Select Medical signed a lease in 2023 before construction was finished.
That shift led to the creation of a single-tenant rehabilitation hospital with 63 beds focused on patients recovering from strokes, neurological conditions, brain and spinal cord injuries, amputations and complex orthopedic procedures. The facility adds a specialized level of care that helps address a need within the Orlando healthcare market.
Redeveloping the aging structure into a Class A healthcare facility required major upgrades and compliance work. Improvements included extensive structural and site renovations, a rebuilt parking lot, a new roof, hurricane-rated windows, upgraded exterior doors, new awnings and canopies, exterior insulation and finishing systems, and weather-resistant sheathing.
The project’s transformation of a deteriorated building into a fully modernized hospital earned a 2026 CoStar Impact Award. Industry judges pointed to both the complexity of the redevelopment and the broader value of bringing a specialized rehab hospital and new healthcare jobs to the area.
Holladay Properties’ Lucas Brush, manager of development and acquisitions, and Jeff Ottman, senior vice president and partner, led the development effort.
