Cleveland Clinic Commits To Entire Port St. Lucie Medical Office Building Ahead Of $16.3M Sale

Cleveland Clinic has expanded its plans for MedSquare Port St. Lucie, agreeing to lease all 68,000 square feet of the medical office building now under construction at 190 SW Becker Road. The commitment doubles the health system’s previously announced space in the project.

The expanded lease was in place before developer Flagler MAS AJP sold the property to Anchor Health Properties for $16.3 million. Flagler MAS AJP is a joint venture of MAS AJP and Flagler Healthcare.  The sale was led directly by principals Alberto J. Pérez and Juan Carlos “J.C.” Mas of MAS AJP and Chris Coots of Flagler Healthcare. The two-story building is expected to be delivered in late 2027.

The project will provide outpatient medical space near both Interstate 95 and Florida’s Turnpike. Plans call for patient parking, gurney-capable elevators, a separate service elevator, nearly 15-foot ceilings and high-speed fiber connectivity.

For the Port St. Lucie medical office market, the transaction pairs a fully committed new building with a healthcare real estate investor before construction is complete. It also gives Cleveland Clinic the entire facility for its planned operations, although the specific services it will offer there have not been announced in the source report.

Chris Coots, Christian Coots and Nicholas Muffoletto of Flagler Healthcare handled the Cleveland Clinic lease expansion.
