FHE Health’s behavioral-health treatment campus in Deerfield Beach has sold for $38 million in a sale-leaseback transaction involving approximately 6.1 acres and 97,900 square feet of buildings. The buyer was Gorgon Deerfield FHE LLC, an entity tied to Bowery Properties, while entities associated with FHE Health sold the property and the treatment provider agreed to remain at the campus under a 25-year lease.

The campus includes multiple properties along South Federal Highway and Southeast 5th Court in Deerfield Beach. According to reported property details, the site contains a six-story building, four two-story buildings and five one-story buildings.

Public records show that three warranty deeds recorded on Sept. 14 carried combined consideration of exactly $38 million. Gorgon Deerfield FHE also obtained approximately $9.57 million in financing from Antarctica Real Estate Partners LLC in connection with the transaction.

FHE Health operates addiction and mental-health treatment programs from its Deerfield Beach campus and serves patients from throughout Florida and elsewhere in the country. The organization provides integrated psychiatric, medical and therapeutic care from the location.

The sale-leaseback structure allows FHE Health to continue operating at the property while separating ownership of the real estate from the healthcare business. For healthcare operators, transactions structured this way can unlock capital tied up in owned real estate without requiring a relocation or disruption of existing clinical operations.
