Onicx Group Seeks Permit For Seven Pines Medical Office Building In Jacksonville

Development of health services is underway at the master-planned Seven Pines community as the city reviews a permit application for a medical office building by Onicx Group.

Onicx, through Stillwood Pines MOB LLC, has submitted a permit request for an $8.6 million, two-story, 50,000-square-foot facility on 7.19 acres at 11885 Stillwood Pines Blvd. The site, located east of Resolution Drive and south of Butler Boulevard, was acquired for $2.6 million on January 24.

Tampa-based Onicx Development specializes in medical, office, retail, and apartment projects.

The Seven Pines property, owned by the Skinner family, is part of a large-scale development at the southeast corner of Kernan and Butler Boulevards. Over the years, the family has sold parcels for various projects, including health and wellness facilities.

Surrounding Developments

  • Life Time Athletic Club: East of the Onicx site, Life Time acquired 8.5 acres at the entrance to Seven Pines on March 29, 2024, for $8.185 million. The company plans to develop its first athletic resort club in Northeast Florida, marking its sixth location in the state.
  • Baptist Medical at Seven Pines: To the west of the Onicx site, Baptist Health is developing a medical campus on 10.52 acres. Pavilion Health Services Inc. purchased the property for $10 million on October 26, 2021.
  • Baptist HealthPlace at Seven Pines: Baptist Health broke ground on February 6 for a two-story, 52,000-square-foot medical office building. The city issued permits for site clearing on October 2, 2024, and construction on February 21, 2025, totaling $3.2 million. Brasfield & Gorrie LLC is the contractor. The facility, expected to open in spring 2026, will house primary care, internal medicine, cardiology offices, and a wellness center promoting preventative healthcare.

Seven Pines represents the last 1,000 acres of developable land owned by the Skinner family, whose holdings once spanned 50,000 acres across Northeast Florida.
