New 55+ Community In Pembroke Pines Blends Housing And Healthcare
A new senior living development in Pembroke Pines is opening with a model that combines affordable housing and health care in one location. Douglas Gardens Residences at Miami Jewish Health, at 713 SW 88th Ave., has started welcoming residents and is scheduled to celebrate its grand opening on Friday, April 24.
The community includes 410 apartments for residents age 55 and older and is part of a larger 25-acre campus. The residential portion sits on a 14.2-acre site and moved forward after city approval in 2022, with an affordable housing incentive allowing added density beyond standard zoning limits.
Apartment options range from studios to two-bedroom, two-bath units, with monthly rents listed from $1,105 to $2,475.
What makes the project especially notable for the medical real estate sector is its integration of a 15,000-square-foot Florida PACE Medical Center operated by Miami Jewish Health. The center is designed to give older adults access to coordinated care close to home, including primary care, therapy services, mental health support, meals, and other wellness resources. Reported services also include hearing aids, eyeglasses, physical therapy, and occupational therapy.
The project reflects growing demand in South Florida for developments that address both housing affordability and health care access for seniors. By pairing age-restricted residential units with on-site medical services, the Pembroke Pines community offers a more integrated approach to aging in place.
