Developer Wins Approval For 164-Bed Assisted Living Facility In Davie

A new assisted living facility is coming to Davie after town officials approved the project, despite pushback from the mayor.

The development will feature 164 private rooms designed for seniors who need daily support or memory care services. Architect Manuel Synalovski, who presented the plans, told the Davie Town Council that the need is pressing—Broward County currently offers about 9,600 assisted living beds, yet nearly 360,000 residents, or 18% of its population, require this type of care.

Planned as a three-story, L-shaped building, the 115,238-square-foot facility will wrap around a central courtyard with an aqua therapy pool. The project is led by Eco Contracting LLC, headed by developer Gennady Kiselman, who also manages 5000 Davie LLC—the group that purchased the 3.8-acre site at 4980–5000 South Davie Road for $1.8 million in 2020.

The location was chosen for its proximity to healthcare resources. The property sits between HCA Florida University Hospital to the north and Memorial Hospital Pembroke to the south, and is adjacent to Nova Southeastern University’s Davie campus.

The Town Council ultimately approved the site plan and rezoning in a 4-1 vote, clearing the way for construction of the much-needed senior care facility.
