Baptist Health Accelerates South Florida Expansion With Major Real Estate Moves
Baptist Health South Florida is accelerating its real estate expansion across Miami-Dade and Palm Beach counties, with three significant moves announced within days of one another that span office acquisition, outpatient development and major specialty-care investment.
The Miami-based health system acquired the former City National Bank of Florida headquarters at 2855 S. Le Jeune Road in Coral Gables for $39 million, broke ground on a 58,700-square-foot Integrated Care Center in Royal Palm Beach, and started construction on a new 197,000-square-foot Kenneth C. Griffin Neuroscience Institute at its Baptist Hospital campus in Miami. Together, the projects illustrate several different ways Baptist Health is expanding its physical footprint as healthcare delivery continues moving across hospital, outpatient and specialty-care settings.
The newest transaction is the Coral Gables acquisition. Baptist Health purchased the four-story former City National Bank building for $39 million after the bank relocated its headquarters nearby. Property data cited by the South Florida Business Journal puts the building at 124,168 square feet, including 47,732 square feet of leasable office space and a 122-space parking garage. Baptist Health has not disclosed its plans for the property.
The acquisition adds to Baptist Health’s existing Coral Gables presence, which includes Doctors Hospital as well as administrative offices on Red Road. Its ultimate use of the Le Jeune Road property will be worth watching, particularly given its location and the health system’s established footprint in the city.
Farther north, Baptist Health broke ground Oct. 6 on its new Integrated Care Center at 450 S. State Road 7 in Royal Palm Beach. The 58,700-square-foot project will include an 18-bed freestanding emergency department and approximately 31,000 square feet of outpatient space.
The project also represents an adaptive-reuse play for the health system. Baptist Health acquired the former Toys R Us property in 2019 for $15.8 million, and contractor ANF is converting the former retail building into a healthcare facility. Completion is targeted for September 2027.
A day later, Baptist Health broke ground on an even larger project at its main Baptist Hospital campus in Miami.
The new Baptist Health Kenneth C. Griffin Neuroscience Institute will span 197,000 square feet and is scheduled to open in early 2029. The facility will consolidate and expand advanced brain and spine care, research and rehabilitation while creating additional clinical space for current and future providers.
Plans call for 16 additional subspecialty providers, expanded exam-room capacity, outpatient physical, speech and occupational therapy, neuroinfusion services and additional clinical-trial capabilities. The groundbreaking coincided with the announcement of an additional $25 million gift from Citadel founder and CEO Kenneth C. Griffin, bringing his total philanthropic support for Baptist Health neuroscience programs to $75 million.
Taken together, the three moves point to a multifaceted real estate strategy.
In Royal Palm Beach, Baptist Health is pushing outpatient and emergency services farther into a growing suburban market through the reuse of former retail space. At its Miami hospital campus, it is investing heavily in specialized clinical and research infrastructure. And in Coral Gables, the health system has added a strategically located office property whose future use has yet to be revealed.
The activity also highlights the increasingly varied real estate needs of large health systems. As more care is delivered outside traditional hospitals, providers require everything from neighborhood outpatient centers and freestanding emergency departments to specialized institutes, administrative facilities and strategically positioned properties that can accommodate future growth.
