Medical Office/Residential Project Planned In Miami-Dade

A fresh development proposal could soon reshape a corner of South Miami, blending healthcare and residential living in one thoughtfully planned site.

MAS AJP, a Miami-based development firm led by Juan Carlos Mas and Alberto J. Perez, has submitted plans for a mixed-use project called MedSquare South Miami.

The proposal targets a 1.63-acre site at 6800, 6820, and 6842 SW 62nd Avenue, as well as 6825 and 6843 SW 62nd Court. Currently, the mostly vacant property includes just two houses. MAS AJP is under contract to purchase the land from Key Biscayne’s Southeastern Investment Group.

The city’s Development Review Board was scheduled to review the proposal on May 20. A key component of the plan involves a zoning change to include the site in South Miami’s transit-oriented development (TOD) district. This would require separate approval from the City Council and would pave the way for a more urban, walkable neighborhood design.

If approved, the project will feature a six-story medical office building with 78,885 square feet of space and 396 parking spots, prominently facing 62nd Avenue. A separate residential component will be located along 62nd Court.

Originally envisioned as 12 townhomes, the residential portion has been revised to include eight luxury duplexes. These two-story units would each be about 3,200 square feet, complete with garages and private pools. Perez described this shift as a way to create a smoother transition from commercial to residential zones and to better integrate with the surrounding neighborhood.

The medical office space will include 13,000 square feet on the ground floor, designed with high-end, Class A specifications — from elevators and ceiling heights to advanced plumbing and electrical systems tailored for healthcare providers. With the site just two blocks from Baptist Health South Florida’s South Miami Hospital, Perez emphasized the strong demand for modern medical office space in the area, noting that many competing buildings are older Class B and C properties.

Designed by Modis Architects, MedSquare South Miami reflects MAS AJP’s growing MedSquare brand. The company has already completed two similar projects in Miami-Dade, with seven more either under construction or in the pipeline across Florida and Virginia.

The timing looks promising: According to a recent report by Blanca Commercial Real Estate, Miami-Dade County’s medical office market boasts a 95% occupancy rate and has absorbed 140,000 square feet of space over the past year. Nearly 1.4 million square feet of new medical office space is currently under construction, signaling a robust and growing sector.

If the project clears its next regulatory hurdles, MedSquare South Miami could soon become a model for combining healthcare accessibility with upscale residential living in one of the region’s most desirable neighborhoods.
