AdventHealth Acquires Davenport Medical Office Building For $20.9 Million

AdventHealth has purchased a 43,100-square-foot medical office building at 410 Lionel Way in Davenport from Flagship Healthcare Properties for $20.9 million, according to an October 7 report by the Business Observer, citing county records.

The Class A property provides clinical and outpatient care space adjacent to the 202-bed AdventHealth Heart of Florida hospital. AdventHealth Heart of Florida was already the building’s anchor tenant before acquiring the property.

The purchase shifts the health system from tenant to owner at an established outpatient location beside its hospital campus, giving it greater control over real estate supporting its clinical operations.

Flagship acquired the building in 2021 for $10 million, according to the Business Observer. The latest sale price equates to approximately $485 per square foot.

NAI Geis Realty Group represented AdventHealth in the acquisition. Flagship provided asset and property management services during its ownership.

Located near U.S. 27 in the Lakeland–Winter Haven metropolitan area, the property places AdventHealth’s outpatient services alongside its existing acute care facilities. Flagship identified Davenport’s growth and the building’s proximity to the hospital as factors supporting its fit with the health system.
