MOB/Retail Building Proposed Near Holy Cross Hospital

A five-story, mixed-use building has been proposed just south of Holy Cross Hospital in Fort Lauderdale.

The city’s Development Review Committee will consider the site plan for the 2.43-acre vacant property at 4545 N. Federal Highway on Oct. 13. It’s owned by Cargroup LP, an affiliate of Concord, Ontario, Canada-based Greenpark Group.

Plans call for a 44,189-square-foot building with a 171-space parking garage. It would have 10,261 square feet of retail, 11,865 square feet of general offices, and 22,063 square feet of medical offices.

Placing medical offices near the hospital could attract physicians who perform procedures at Holy Cross and want to be within walking distance. The retail space could cater to hospital employees looking to buy something during their breaks.

The developer acquired the property from Atlantic Shores Hospital for $8.68 million in 2018. Greenpark Group is mostly a residential developer in Canada.

Juan Justiniano of Cartaya and Associates Architects, which represents the developer in the application, couldn’t be reached for comment.
