Developer Eyes Parcel For A Venice Medical Office Complex
A developer is seeking to build a medical office building on 4.2 acres on the north side of Laurel Road, east of the Legacy Trail. The plan calls for three 17,000-square-foot buildings on a campus dubbed Collins Medical Park.
It’s the second medical complex Brian Lichterman of Vision Planning & Design has worked on along Laurel Road, near Venice campus of Sarasota Memorial Hospital. In 2017, he worked with developers interested in building a 17,000-square-foot surgery center and 28,000-square-foot medical office building on 5.2 acres at Laurel Road and Twin Lakes Boulevard.
“I think, in my opinion, having Class A medical office buildings along Laurel Road creates a very positive gateway and entrance way to Laurel Road and it’s appropriate to be encouraging those types of uses that are going to be attracted because of the hospital,” Lichterman said.
The developer has filed applications for a small scale comprehensive plan amendment to change the land from low density residential to light office, as well as an application to change the zoning from RE-2, which allows for one home per acre, to office, professional, institutional/planned development.
There is a single-family home and a small wetland on the parcel, which is bordered on the west by the Legacy Trail. The small wetland, on the northwest portion of the property, will be retained.
